King County median slipped below $1M — $999,000, down 4.7% YoY. Inventory jumped 25.1%, the biggest single move in the data.

Buyer traffic eased across the county — showings fell 11.1% from May, and dropped in 8 of our 9 communities. Fewer competing buyers per listing means real negotiating room.

Mercer Island is the exception — the highest buyer interest we track at 5.9 showings per listing, and the only market where demand actually rose (+12.5% MoM). Scarcity at the top end still draws competition.
