Demand cooled almost everywhere.
The county median slipped below $1M, a quarter more homes came to market, and showings fell in eight of our nine communities. Mercer Island was the exception. Here is the June read, city by city.

The bigger picture
County & region at a glance
King County houses
Median $999,000, down 4.7% on last June. Inventory up 25% and sellers received 99.6% of asking — under 100% for the first time in a while. Still just 21 days to sell.
King County condos
Median $516,750, down 10.9%, with 5.8 months of supply. The most buyer-friendly corner of the county right now — worth a look for first-time buyers.
Central Puget Sound
Across King, Kitsap, Pierce & Snohomish the residential median is $769,990, down 3.1%, with inventory up 20%. The easing is regional, not just local.
What it means
Three things worth knowing
Buyer traffic is easing
County showings fell 11.1% from May, and mercer island was the only market where buyer traffic actually rose. Fewer competing buyers per listing is exactly what gives you room to negotiate.
The top end is the exception
Mercer Island posted the highest buyer interest at 5.9 and the only monthly gain. Scarce inventory at the luxury end still draws competition.
Over-asking is no longer automatic
Sellers received 99.6% of asking, down from 100.5%. Price to today's comps and homes still sell in about three weeks; price to 2022 and they sit.
